Property Near a Data Center in Texas | Texas Data Center Realty

If your land is adjacent to a hyperscale data center development, a short conversation can help you understand whether your property is likely to be valuable — or ignored — as the project progresses.

Why landowners contact us

Large data center projects move in phases. Early on, developers often focus on securing surrounding acreage, utility access, and long-term expansion paths. Adjacent landowners are frequently left with unanswered questions — or approached later with limited leverage.

Many landowners reach out simply to understand whether their property has strategic value, whether being “adjacent” actually matters in a developer’s site plan, and whether waiting, negotiating, or doing nothing is the smartest move.

This page exists to provide clarity before decisions are made around you.

Who We Work For

Texas Data Center Realty works exclusively for landowners — not data center developers.

Our principal broker, John McNair, is both a Texas real estate broker and an active data center developer with more than 18 years of experience in grid-connected infrastructure projects across Texas. That perspective allows us to evaluate land the same way hyperscale developers do — while representing only your interests.

There is no obligation to sell, list, or proceed beyond an initial conversation.

Working with your attorney

Many landowners choose to involve legal counsel when evaluating data center development, and we welcome that involvement.

Our role is not to replace your attorney, but to work alongside them by providing market context, development insight, and transaction support specific to hyperscale data centers. We routinely coordinate with landowners’ attorneys to help inform strategy, identify leverage points, and ensure that negotiations reflect both legal protections and real-world market dynamics.

If you already have an attorney advising you, we are happy to include them in any conversations from the outset.

What to expect from a short call

A typical conversation lasts 15–30 minutes and is focused on clarity, not pressure. We’ll discuss where your property sits relative to current and potential future development, whether your land may be strategically important — or not — and how developers typically evaluate land at this stage of a project.

Many landowners decide to take no action at all. Others choose to formally engage representation later. The goal of the call is simply to help you understand where you stand.
